Wihlborgs creates Helsingborg’s first GreenBuilding office block

Wihlborgs received notification in June from the Sweden Green Building Council (SGBC) that the Polisen 3 property in Helsingborg has been approved as a GreenBuilding. This is the first office property in Helsingborg to be approved. GreenBuilding certification can be awarded to buildings that use 25 per cent less energy than before or compared with the new BBR building requirements.


The certification of the Polisen 3 property relates to a renovation project. The building is on Carl Krooks gata in central Helsingborg, has seven floors and a basement level, and used to house Helsingborg’s police station. During the renovation, Wihlborgs replaced the technical installations in the property. The property’s systems now have heat pumps that produce cooling and heating alternately as required. The property has also been equipped with needs-based controls at many places. The cooling needs in the premises are supplied solely using airborne cooling. In concrete terms this represents an energy saving of 1 123 000kWh/year for electricity, heating and cooling. This corresponds to the annual energy consumption of 75 detached houses (15 000 kWh). The property now consumes 45 per cent less energy than before the renovation.

“It’s usually beneficial to make properties more energy-efficient from both a financial and an environmental perspective. But in most cases you need a great deal of expertise, and it’s in the actual operational phase that it’s really put to the test,” says Anders Jarl, CEO of Wihlborgs Fastigheter. “If you construct a building with very low energy consumption and have no knowledge of how to manage the property in its operational phase, the whole concept will fail.”

“You can see on the SGBC’s website (sgbc.se) that only eleven properties in Sweden have been certified so far in 2011, and it feels especially good to have certified the first office block in Helsingborg through a renovation project,” comments Anders Jarl.
