Wihlborgs signs new leases in Malmö

Wihlborgs has signed a lease with IT consulting company Tieto Sweden AB for 5,000 m2 of space in the Skrovet 5 building in Dockan, Malmö. At the same time, Wihlborgs has rented, to Nordea Bank, Tieto’s present 6,000 m2 premises in the Östersjön 1 building next to the Central Station.


The total rental value for the two leases is approximately SEK 28 million annually.

“We’re pleased that Tieto is continuing to develop its activities within Wihlborgs’ property portfolio. Already when we acquired their present premises (the Östersjön 1 building) we knew that they were in the process of relocating. Now when they move into Skrovet 5, this property is again fully let. The premises have been vacant since the ÅF Group in March concentrated all their Malmö operations in a separate building in Dockan, also owned by Wihlborgs.”

“We’re also pleased to have signed a new lease with Nordea. They will move into Tieto’s present premises in the Östersjön 1 building, in a very convenient location next to the Central Station. The premises will be renovated and modified to suit Nordea’s operations.

Wihlborgs has also received Malmö University’s previously-announced notice of termination of its lease on its premises in Dockan. The premises, totalling 22,000 m2, are situated in two buildings – Kranen 2 and Kranen 8 – and represent an annual rent of SEK 30 million. The leases expire on 30 September 2015.

“The leases are substantial and it will obviously be a tough challenge to get the space occupied. But the current rent is very low, at about SEK 1,400 m2. At the same time, this opens up a unique opportunity for major companies, public authorities and perhaps institutes of education to relocate into the dynamic Dockan area”, says Anders Jarl. “We have a little over two years to re-fill the premises, and with a 100 per cent focus and a bit of tailwind, it shouldn’t be an impossible task. Dockan has an extremely good reputation and we’re constantly receiving a lot of enquiries from interested customers”, concludes Anders Jarl.
