Wihlborgs welcomes law firm Delphi to Malmö’s historic building Börshuset

Delphi will become a part of a new era for Börshuset (Börshuset 1) when the law firm moves in to 1,600 square metres in 2026. The ongoing renovation will be completed by the end of 2025 and will preserve and highlight the building’s original character, while concurrently creating an attractive space for companies, Malmö residents and visitors.

Delphi is a business law firm with offices in Malmö, Gothenburg, Stockholm and Linköping. The firm is now moving to offices on three floors of Börshuset, with access to the roof terrace and a view over the canal and central Malmö. Occupancy begins in August 2026 and the lease is for seven years.

The aim is to upgrade to a more modern and energy efficient standard, and to reinstate the original appearance of Börshuset (eng: the Stock Exchange), while also creating a more open and accessible meeting place for Malmö residents and visitors. Fronting the water, the back of the building will be upgraded to provide a more welcoming face with a restaurant and lovely outdoor terraces. The building has been environmentally certified in line with SGBC Silver.

The Malmö-based conference operator High Court has already agreed to operate the restaurant, conference and co-working spaces in the building. The restaurant operations will consist of four concepts: a kiosk, a deli, a restaurant with contemporary cuisine and a restaurant with a more traditional offering. The office hotel, with around 50 rooms, is split into four sections with different functions and styles to attract a wide variety of companies.

Wihlborgs is noting growing interest for buildings that are not only centrally located but that also have character and history. This is an important means of attracting new employees, developing a corporate culture and strengthening a brand.

Börshuset is now 90 percent let.

About Börshuset

Construction started on Börshuset in 1862. Originally, the building was intended as an exchange for grain trading, which had an important place in Malmö’s economy at the time. During the late 1800s and early 1900s, Börshuset was also used for trading other goods, including cotton, coffee and sugar. The building played a key role in the city’s economy for many years and was a symbol of the city’s success. Since the 1980s, Börshuset has been a central meeting place for Malmö’s business community, with office space and, periodically, restaurant operations.

The major renovation that took place in the 80s was awarded the urban design award and several of the additions from that era have been identified as worthy of preservation in the building antiquities investigation on which today's development project is based.
